Financing
10,000 baht normally will suffice to hold the property until contractual details are worked out, and full deposit is accepted.
10% due to initial deposit.
Additional 90% due timeframe negotiable but before completion of new home. Title deed (channook) transferred when land sale completed.
Expats generally can not get financing in Thailand. So payment in full is expected. If you have a Thai spouse, this maybe possible.
Low Purchasing Costs
Land properties are direct sales from owner, minimal real estate organizations are involved. A Thai legal representative is recommended for oversight of purchasing process. Costs for this are minimal, estimating 6,000 baht (200 USD).

- Within 15 to 30 minutes of major shopping areas. Grocery stores, Parks, Restaurants, all major needs for expats.
- Low traffic areas
- quiet, paved well-maintained roads, without major flooding issues.
- Easy access to major highways

Costs of Living
The average cost of living in these areas as much as 60% cheaper than in major cities, such as Bangkok or Pattaya.
The Average annual property for 2 to 4 Rai land with a home is minimal, 300 Baht (less than 10 USD)
